After a busy spring and summer, Astoria's real estate market is heading into fall with low inventory and sustained buyer demand. Here's what the numbers are telling us.
Median Sale Prices
Single-family homes in Astoria are averaging $1.1M–$1.4M depending on the block, condition, and proximity to the N/W train. Two-family homes — the most coveted asset class in the neighborhood — are trading between $1.3M and $1.8M, with well-maintained properties on quiet residential blocks hitting the high end of that range.
Co-ops remain the most accessible entry point, with one-bedrooms moving between $350K and $500K and two-bedrooms between $500K and $750K.
Inventory Is Historically Low
The number of homes actively listed in Astoria sits well below the five-year average. This is driven by two factors: homeowners who locked in low mortgage rates in 2020–2021 are reluctant to sell, and new construction is minimal given land costs in Queens.
What this means for buyers: expect competition on anything priced fairly. Multiple-offer situations are still common on turnkey properties, especially within walking distance of the N/W at 30th Avenue or Ditmars Steinway.
